How long does a garage door last?
A garage door is two clocks in one assembly. The door — the sections, the skin, the hardware — sits at 20 to 25 years on InterNACHI's baseline chart. The springs that lift it are counted in cycles, not years: Raynor rates a torsion spring at 10,000 to 15,000 cycles, about 7 to 10 years at four openings a day. Clopay's warranty splits the same way from the other side, and not where you would expect: the "Lifetime" term is on the paint. The sections get five years and the springs get three.

Everything structural runs shorter. Sections and delamination are 5 years, windows 10, and hardware and springs 3. Labor is the owner's in every case: Clopay supplies the replacement part at no cost and states that all labor for removal, reinstallation and finishing is your responsibility. The warranty benefits only the original purchaser and is non-transferable, and the exclusion list takes back more — salt spray or exposure, coastal weather conditions, normal wear and tear, surface rust left untreated, and decorative hardware, which carries no warranty at all. InterNACHI's chart gives 20 to 25 years for garage doors, with its own note attached: the quality and frequency of use will affect the longevity of garage doors and openers. It is a figure for the door itself. The counterbalance springs run on a much shorter clock and are usually what stops a door first — a door with a broken spring has not reached the end of its life, it has reached the end of a spring's.

The spring rows above are the ones climate moves. A cycle is defined in ANSI/DASMA 102 as the door travelling from closed to fully open and back to closed, so the year figures rest entirely on how often the door is used: a two-car door that is the household's front door burns through its cycles at several times the rate of a door opened twice a week. DASMA's own sheet on spring cycle life adds the environmental half — doors left standing open for long stretches expose their springs to swings in temperature, moisture and air quality, and DASMA advises keeping doors closed where possible in climates subject to extreme heat or cold, frequent precipitation, or proximity to a saline coastal location. Chlorine-bearing chemistry in the air corrodes spring wire outright. Salt air is also where Clopay's paper stops: salt spray and coastal weather exposure are both on its exclusion list, so a coastal door is the one place where the weather and the warranty run out together.

What shortens it
- Cycle count above all — the springs are rated in openings, not years, and a door used as the household's main entrance reaches its rating years earlier than the same door on a rarely-used garage
- Surface rust on the springs, which DASMA notes reduces the effective area of the spring wire and creates corrosion pits from which fatigue cracks accelerate
- Weight added to the door after it was hung — DASMA warns that repainting a door or bolting things to it can push it past the weight the springs were sized for
- A spring that was never right for the door: DASMA lists applying a spring to the wrong door, and the wrong number of winding turns, as things that shorten the life of the whole assembly
- Skipped lubrication of the counterbalance assembly, which DASMA names as a direct cost to spring cycle life
- Corrosive air — chlorine-bearing chemistry causes spring corrosion and premature failure
- An opener fighting an unbalanced door, which loads both the operator and the counterbalance beyond what either was sized for
Signs of wear to look for
- A visible gap in a torsion spring, or a spring in two pieces on its shaft — the door should not be operated at all in that state
- The door suddenly very heavy to lift by hand, or an opener straining and slowing where it used to run evenly
- The door will not stay put when stopped part-way: DASMA's inspector checklist asks whether it holds at the fully open position and at three to four feet above the floor
- The door moving faster than the force applied to it, or dropping the last few inches
- Rollers coming out of the track, or the door running unevenly and racking to one side
- Sections showing fatigue, cracking or separation of materials — the three things DASMA's checklist asks an inspector to look for in the panels
- Frayed or slack lift cables, and rust blooming on springs, brackets and fasteners
- Loud bangs from the garage, which is what a spring failing sounds like
Garage door springs hold the weight of the door as stored energy and stay under high tension even when the door is down. DASMA's own guidance to home inspectors is blunt about it: if a spring is broken, do not operate the door, and do not try to remove, repair or adjust springs, cables, brackets or mounting hardware. Looking is fine; anything past looking is a job for a trained door systems technician, not a web page.
