How long does a septic tank last?
EPA's figure for a concrete septic tank is 50 years or more — longer than most people own the house standing over it. The warranty paper is an order of magnitude shorter: five years is about the longest term a homeowner can hold on a tank, and it covers a flaw in the shell, not the tank still doing its work in year forty. The tank is also rarely the part that fails first; the drain field it feeds is.

EPA's phrasing is that a concrete tank "may last 50 years or more," and that tanks made from other materials such as plastic "may last a similar timeframe" — the 75 here only bounds the bar, not the claim. EPA attaches its own caveat in the same sentence: older tanks may not be as well built as newer ones. Set that beside a tank maker's own number and the two disagree in the open — Jensen Precast, which sells both concrete and fiberglass tanks, puts septic tanks at 20 to 40 years on average and concrete at around 40. Treat 50-plus as the well-made, well-pumped end of the published range rather than the middle of it. The table below carries one figure across all three tank materials for an honest reason: EPA prints a number for concrete and says the other materials run a similar course, no agency separates them, and EPA's own instruction is to ask the manufacturer for a projection on the specific tank.

What separates the materials is not the year count but the way each one fails, and climate decides which failure is in play. Concrete is heavy enough to stay put and stiff enough not to deform, but the hydrogen sulfide in its own headspace turns acidic and works on the concrete and on any reinforcing steel the surface leaves exposed; acidic soil attacks the same tank from the outside, which is why soil is worth testing before one goes in. Fiberglass and molded plastic are immune to that chemistry and are the lighter tanks — which is the trade: a seasonal high water table can float an empty one out of its bed, and careless backfill or a vehicle overhead does structural damage that concrete would shrug off. So climate reaches a buried tank through the water table and the frost line rather than through the air, and the same tank on a dry ridge and in a wet bottom is living two different lives.

What the warranty paper actually says
Infiltrator Water Technologies (IM- and TW-series molded plastic tanks) publishes a 5-year limited, conditional warranty. Five years against defective materials and workmanship, and only where a licensed installer set the tank according to Infiltrator's instructions and local regulation. The remedy is a repaired or replaced tank, and the paper says plainly that Infiltrator's liability "specifically excludes the cost of removal and/or installation" — on a tank sitting under four feet of soil, that exclusion is most of what a failure actually costs. A defect must be reported in writing to Old Saybrook within fifteen days of discovery. Coverage is void where the system was sited or sized wrong, used beyond its capacity, or operated badly, which is how most tanks come to grief. Infiltrator also notes that some states and counties require different terms, so the warranty in one state is not the warranty in another.

What shortens it
- Never pumping it — EPA's interval is an inspection every one to three years and a pump-out every three to five, and a tank left to fill stops settling solids and starts sending them to the drain field
- A garbage disposal in steady use, which adds solids faster than the tank can settle them and thickens the biomat downstream
- Hydrogen sulfide in the tank's own headspace, which becomes sulfuric acid and works on concrete and on any reinforcing steel the surface leaves exposed
- Acidic soil around a concrete tank, which erodes it from the outside over decades
- A seasonal high water table or flooding, which can float a light plastic or fiberglass tank and break its inlet and outlet connections
- Driving or parking over the tank and its access lids, which cracks concrete and deforms plastic
- Grease, wipes, paint and drain cleaners, which either fill the tank with material that will never settle or kill the bacteria doing the work
Signs of wear to look for
- Every drain in the house slowing at once, and toilets gurgling, rather than one fixture backing up on its own
- Sewage odor around the tank lids or over the tank's footprint
- Grass directly over the tank greener and springier than the rest of the lawn
- An effluent filter that needs cleaning far more often than it did a few years ago
- Sewage backing up into the lowest fixtures in the house
- Ground settling or a soft depression appearing over the tank
Sewage at the surface, a lid that has cracked or shifted, or any sign the tank has moved in its bed are questions about a buried structure holding several thousand pounds of liquid, with an open void beneath the cover — that is an inspection question, not a web-page question.
