How long does a wood fence last?

InterNACHI's baseline chart puts a wood fence at about 20 years, and the paper under the boards runs 15. That is not the lifetime warranty the yellow end tag advertises: the treater carves fence boards out of its lifetime term into a separate 15-year warranty, and that warranty stops where a board touches the ground — which is where a wood fence dies first.

The baseline chart carries a single 20-year figure for wood fencing — a flat estimate for the category, not a range for the fence in your yard. It also averages two clocks running at different speeds. Pickets and rails weather in place, graying and splitting but staying up for decades; the posts stand in wet soil, and rot at the soil line is usually what finishes the fence while the boards above it are still sound. Untreated cedar and redwood sit below the figure in humid country; ground-contact-rated posts in free-draining gravel sit above it.

Wood is the one fence material whose number really is a climate number. In dry western air a treated fence can pass the chart's 20 years on its original posts; in the humid Southeast, with warm soil and termite pressure most of the year, posts can be soft at ten. What moves it is less rainfall than how long the soil at the post stays wet — a fence line at the bottom of a slope ages faster than the same fence on the ridge above it.

What the warranty paper actually says

YellaWood (Great Southern Wood Preserving) (Micronized Copper Azole Fence Board Limited 15 Year Warranty) publishes a 15-year limited, non-transferable, conditional warranty. The brand's headline lifetime term does not reach fence boards. The residential micronized copper azole warranty names them as an exception and sends them to this separate 15-year paper, and what those 15 years cover is narrow: structural failure of a labeled board from rot, fungal decay or termite attack, on boards treated to the 0.05 pcf above-ground retention, settled by replacement lumber alone with no removal or reinstallation paid. Almost everything a wood fence visibly does with age is excluded as "weathering" — raised grain, splitting, checking, twisting, warping, shrinkage, swelling. So is fastener corrosion, so is mold, and so is any board sawn, ripped, routed or bored after treatment. The exclusion that matters most is the plainest one on the sheet: the treater is not responsible for rot, fungal decay or termite damage if the fence boards are in contact with the ground. Coverage runs only during the first owner's ownership and does not pass to the next owner of the property.

What shortens it

  • Ground contact at the post — a post is a board standing in wet soil, and rot at the soil line ends most wood fences while the pickets above are still serviceable
  • Above-ground-rated lumber used where ground-contact retention belongs; the two boards look identical and carry different end tags and different retentions
  • Concrete collars poured to sit proud of the post, holding water against the wood instead of shedding it
  • Sprinkler heads that soak the same stretch of fence several times a week, year after year
  • Vines, leaf litter and soil banked against the boards, keeping the bottom of the fence wet long after the rain stops
  • Cut ends, notches and bored holes left untreated, opening the inner wood the preservative never fully reached

Signs of wear to look for

  • A post that gives when the rail is pushed, with wood at the soil line soft enough for a screwdriver to sink into
  • Dark, damp staining and fungal fruiting bodies at the base of posts and along the bottom rail
  • Boards cupping and pulling away from the rails as the fasteners work loose
  • Splits opening along nail and screw lines, with rust staining bleeding down the board from each fastener
  • Whole sections leaning out of plumb after wind while the boards themselves still look sound — that is the posts talking, not the pickets
