How long does brick last?
The Brick Industry Association's technical notes put brick masonry at a life expectancy of 150 years or more, and the industry declaration they cite uses 150 years as the reference service life for clay masonry. Typical service life: 150+ years
The technical note's phrasing is that "brick masonry has a life expectancy of 150 years or more," and the 2025 industry-average declaration it cites recognizes a reference service life of 150 years for clay masonry. The 200 here only bounds the drawing. The mortar joints run on a far shorter clock than the units do — repointing is the maintenance that the 150 quietly assumes.

Freeze-thaw is what separates a 150-year brick wall from a 40-year one, and it works on saturated brick: units rated for severe weathering shrug it off, units rated for moderate or negligible weathering used in the wrong place do not. In every climate, the mortar and the flashing are the parts running on a human timescale — the brick is mostly waiting on them.
What the warranty paper actually says
Acme Brick (100 Year Limited Guarantee for Single Family Residences) publishes a 100-year limited, transferable, conditional warranty. What is guaranteed is that the brick complies with the applicable ASTM specifications and grading rules and will not fail structurally because it does not — a promise about the fired unit, not about the wall. Acme will replace, repair or refund the brick at its own option, capped at what the brick cost, and the certificate states flatly that it is in no event responsible for labor. The exclusions land exactly where a brick wall actually ages: improper or deteriorated mortar, masonry workmanship, cracking from settlement or subsidence of the ground, pollution and acid rain, and brick that has been painted. It runs from the original homeowner's closing date and transfers to later owners, with room on the certificate for four transfers and more attached; a claim must be in writing within 30 days of finding the defect.

What shortens it
- Mortar joints, which weather out of a wall long before the units do and need repointing on a schedule of their own
- Repointing a soft old wall with hard portland-rich mortar, which pushes the damage out of the joints and into the brick faces
- Blocked or missing weep holes at the base of the veneer, so the drainage cavity behind it holds water instead of shedding it
- Freeze-thaw cycling on brick not rated for severe weathering, and on any brick kept saturated
- Sealers and paint films applied over units that were made to breathe, which trap moisture inside them
Signs of wear to look for
- Mortar joints raked back, crumbling, or giving up sand when scratched with a key
- Spalling — faces popping or flaking off individual bricks, usually low on a wall or under a leaking sill
- Stair-step cracks tracking through the joints, and cracks running from the corners of window and door openings
- White efflorescence blooming and re-blooming in the same places after every rain
- Courses bulging out of the wall plane, or a gap opening between the veneer and the trim
Bulging courses, stair-step cracking, and cracks above openings are questions about lintels, wall ties, shelf angles and what the ground under the house is doing — that is an inspection question, not a web-page question.
