How long does an asphalt driveway last?

The Asphalt Pavement Association of Oregon's design guide puts the typical rehabilitation cycle for asphalt pavement at 15 to 20 years, and the state associations' homeowner guides say the same thing from the other end: up to 20 years from a driveway that was designed, built and maintained properly. There is no warranty bar on this page, and that is not an oversight. Nobody manufactures your driveway. It is site work, and the only paper behind it is the paving contractor's own written guarantee.

Hot mix is made at a plant and sold by the ton to whoever is paving that day; nothing about it carries a homeowner warranty, and there is no brand on the surface to claim against. What exists instead is the paving contractor's own written guarantee, and it is short — the Colorado Asphalt Pavement Association's homeowner brief tells owners to "ask for a written warranty of work in the contract," and its earlier edition puts the expectation plainly at a couple of years. The National Asphalt Pavement Association says the same and adds that most residential paving contractors "are local, independent businesses and are not members of our national association," and that it gives no assistance with residential contract claims. A one- or two-year workmanship term is the real coverage on a twenty-year surface.

Typical service life: 15–20 years

APAO's phrasing is that "typical surface maintenance cycles begin in about the tenth year and last from three to seven years" and that "typical rehabilitation cycles might range from 15 to 20 years" — the point at which an asphalt surface needs an overlay rather than patching. The same guide designs residential driveways on the 20-year basis it uses for streets. The Colorado and Wisconsin asphalt pavement associations both put a well-designed, well-built and well-maintained driveway at "up to 20 years," and both baseline charts — InterNACHI's and the 2007 NAHB study — land on 15 to 20 as well. Climate moves this range at both ends. Where water gets into the base and freezes, an asphalt driveway heaves and cracks on a schedule the mix has no say in; the Wisconsin association's guide singles out the spring freeze-thaw window as the time the pavement is most susceptible. In hot, high-UV summers the binder oxidises and stiffens faster, the surface goes grey and brittle sooner, and the same heat softens it enough that a trailer jack leaves a dent. Drainage, not latitude, is the variable an owner actually has: a drive that sheds water reaches the top of this range in most climates, and one that ponds does not reach the bottom of it anywhere.

What shortens it

  • Standing water — NAPA's homeowner guidance calls it the leading cause of driveway failure, and it does its damage from underneath, in the base
  • A subgrade that was never right: soft spots, topsoil or organic material left under the pavement, or fill around a new house that has not finished settling
  • Dripped vehicle fluids — gasoline, oil, transmission and power-steering fluid dissolve the asphalt cement that holds the mix together
  • Unsupported edges, which crumble under a wheel that runs a few inches wide of the pavement
  • Static point loads on a hot surface: trailer tongue jacks, dumpster wheels, kickstands and jack stands press into asphalt that softens in summer
  • Sealer left off entirely — the Colorado brief describes a high-grade asphalt sealer applied every two to five years as what extends a driveway's service life, and an unsealed surface ages faster than a sealed one

Signs of wear to look for

  • The color gone from black to grey with the surface texture opening up, and fine aggregate loosening under a hand (raveling)
  • Hairline cracks widening into a connected, many-sided pattern in the wheel tracks (alligator cracking) — a base problem showing through the surface
  • Puddles that stay for hours after rain, ringed with a birdbath line of grit once they dry
  • Edges crumbling away in fragments where a wheel has run off the pavement
  • Scuff and swirl marks from tires turned while standing still — common in the first hot summers, and the Wisconsin guide notes most of these fade rather than signalling a defect
  • Depressions or humps that were not there before, especially over a trench where a utility was run
