How long does a metal roof last?
The Metal Roofing Alliance tells buyers to count on 30 to 50+ years from a properly installed metal roof — two to three times a typical asphalt roof. The warranty paper under most residential metal, though, is a paint-finish warranty: Sheffield Metals' 40-year term covers the coating staying intact, not the roof staying watertight, and its chalk-and-fade coverage steps down to 30 years.

Typical service life: 30–50 years
The Alliance's own phrasing is "30 to 50+ years"; painted-steel panels in benign climates routinely run past the top of that range, and the same trade group cites 40–70 years for properly installed roofs elsewhere in its material.

Away from salt, painted steel ages slowly and mostly cosmetically; near the coast it is a different product with a different (often voided) warranty — the exclusion distance in the paper is measured in feet, not miles.
What the warranty paper actually says
Sheffield Metals (40-Year Limited COOLR "Paint" Warranty (PVDF/Kynar 500)) publishes a 40-year limited, transferable, conditional warranty. This is a finish warranty, not a watertightness warranty: for 40 years the PVDF coating is warranted not to chip, crack, peel, flake or check — but chalking and color-fade coverage runs 30 years, with numeric limits (ASTM chalk rating 8, 5.0 ΔE fade). It excludes any building within 1,500 feet of a coastline, damage at snow-guard or solar attachments, and certain colors carry shorter terms. Transfer to a new owner requires a paid Sheffield inspection first. Corrosion of the steel itself is a separate warranty.

What shortens it
- Salt air — most metal paint and substrate warranties exclude the first 1,500 feet from a coastline outright
- Contact with dissimilar metals or runoff from copper flashing, which sets up galvanic corrosion
- Fastener back-out on exposed-fastener panels, opening washer-point leaks long before the panel itself fails
- Scratches through the coating from foot traffic, tree limbs or sliding snow, which expose bare steel
- Debris and standing moisture held in panel laps and behind chimneys
Signs of wear to look for
- Chalky white residue on a rag wiped across the panel, and visibly uneven fade between slopes
- Rust bloom at cut edges, scratches, and around fastener washers
- Neoprene fastener washers cracked or mushroomed on exposed-fastener roofs
- Oil-canning or panel waviness that has become more pronounced over the years
- Sealant failure at penetrations and ridge closures
