How long does a standing seam metal roof last?

The Metal Construction Association's 2018 field assessment of Galvalume standing seam roofs projects a service life in excess of 60 years — the panels' corrosion rates project decades beyond that, with the butyl sealants in the seams as the 60-year limiter. The strongest warranty under such a roof, Sheffield's 50-year Galvalume substrate term, covers corrosion perforation only and cannot be transferred.

Rain chemistry is the quiet variable: the MCA study's panel projections span 60 to 375 years across the observed range of precipitation pH. Salt distance, not age, is what disqualifies most coastal installations.

What the warranty paper actually says

Sheffield Metals (50-Year Painted AZ50 Galvalume Limited "Metal" Warranty) publishes a 50-year limited, non-transferable, conditional warranty. For 50 years the steel is warranted not to rupture, fail structurally or perforate from corrosion — and that is all: the paint has its own separate warranty, cut-edge corrosion is expressly expected and excluded, coastal sites (1,500 ft from breaking surf) are out, slopes flatter than 1:15 are out, and damage from contact with fasteners, wet lumber or damp insulation is on the owner. It is issued to the original purchaser and is non-transferable.

What shortens it

  • Coastal salt exposure — the substrate warranty's exclusion zones start at 400–1,500 feet from water depending on surf
  • Trapped moisture: wet insulation, green lumber, or debris sitting in panel laps
  • Galvanic contact — copper or lead runoff onto Galvalume, or the wrong fastener metal
  • Sealant aging at laps and penetrations, the documented life-limiting component
  • Very low slopes that hold water past the 1:15 threshold the warranty itself draws

Signs of wear to look for

  • White or dark staining tracking from cut edges and laps
  • Sealant beads at seams and penetrations turned hard, cracked, or pulled loose
  • Clip or fastener distress showing as panel movement and noise in wind
  • Corrosion spotting where debris has sat against the panel surface
  • Any perforation or rust-through, which on this system is decades early and worth tracing to a cause
