How long does a rubber roof last?
The EPDM Roofing Association's stated expectation for a properly designed, installed and maintained membrane is 38 years, with field surveys running from about 25 to past 40 depending on thickness and attachment. The 30-year warranties in this market are installed-system warranties issued through certified contractors — there is no 30-year piece of paper on a roll of membrane from a supply house.

EPDM's black surface runs hot in southern sun, which mostly costs cooling energy rather than membrane life; the material's UV record is the reason it dominates low-slope work in every climate. Thickness is the durability lever: 45-mil is the study floor, 60- and 90-mil the long-run performers.
What the warranty paper actually says
Carlisle SynTec (Sure-Seal EPDM system warranties (up to 30 years)) publishes a 30-year limited, conditional warranty. The 30-year term is a total-system warranty available only on qualifying assemblies — 60-mil membrane with 30-year detailing, specified cover boards, fastening and adhesives — installed by Carlisle authorized contractors on registered projects. It covers leak repair, including punctures and hail and wind within stated limits, but a homeowner buying membrane over the counter gets none of this: the long paper belongs to the certified installation, not the material.

What shortens it
- Ponding water that outlives every drain path and cooks contaminants into the seams
- Seam and flashing adhesive failure — the joints, not the sheet, are the usual first leak
- Petroleum products: oils, solvents and some sealants swell and soften EPDM on contact
- Shrinkage over decades pulling the membrane taut at corners and penetrations
- Mechanical damage from traffic, dropped tools, and wind-scoured gravel
Signs of wear to look for
- Seams lifting at the edges or showing black bleed-out where adhesive has let go
- The membrane drum-tight at parapets and pulling flashings loose (shrinkage)
- Surface crazing and thin spots, especially at ballast scour lines
- Blisters and soft spots underfoot that shift when pressed
- Ponds that persist for days after rain, ringed with sediment
